As an affordable housing provider, Atlantic Housing Foundation owns 46 apartment communities across six states and in 36 cities. This includes LIHTC and HUD Section 8 as well as workforce, mixed income, student, and senior housing — but our impact doesn’t stop there. We’re expanding quality affordable housing options by building brand new communities and also acquiring older communities with the goal of renovation and modernization over time. Renovation Project: Tall Timbers
In Summer 2024, AHF completed the renovation and modernization of our Tall Timbers Apartments in Houston, Texas. Through this project, we transformed 17 buildings and 256 units to help enrich the lives of working families and individuals who reside in this thriving community.
Tall Timbers is a garden-style, gated community built in 1982, and offers 1- and 2-bedroom apartments as well as efficiency units. Interior renovations include an upgrade to stainless steel appliances, new countertops and wooden cabinets, upgraded vinyl plank flooring, fresh paint, and new windows and interior doors. Plumbing upgrades of low-flow toilets, faucets, and tub surrounds will also benefit the residents, and installation of eco-friendly high-efficiency appliances, LED lighting and upgraded window systems will help reduce their utility expenses.
On the exterior of the property, the development team added new siding and signage, fresh paint, parking lot striping and landscaping upgrades, and additional erosion control. The on-site amenities also received a refresh, including an enhanced pool deck with new furniture and fixtures, as well as updates to the community center and laundry room.
Tall Timbers offers units to families at 50%, 80% and market area median income ranges. By investing in the long-term future of this property, AHF is living out its mission to provide quality affordable housing for low to moderate income families and help residents improve their lives.

New Development Project: Waters at Oakbrook
Our most recent new development is the Waters at Oakbrook Apartments in Summerville, South Carolina, just outside of Charleston. We saw a need for new affordable housing in this area, which has experienced tremendous growth in recent years. Many people moved here to fill newly created jobs, which has made affordable housing much harder to find.
Completed in 2022, the Waters at Oakbrook offers many quality amenities, including a resort style pool, dog park, gym, playground, business center, community center, and internet coffee bar. The community was also built with energy efficiencies and green initiatives in mind. The construction team installed LED lighting, energy-efficient HVAC, energy-star rated appliances, double-pane energy-efficient windows, high r-value insulation, and water-saving devices, which will translate to lower utility bills for residents.
Out of the community’s 216 units, 75% serve low income residents and 25% are market rate units. The lease-up was an overwhelming success, with 98%+ occupancy and a long waiting list of applicants who would like to move in. With this project and many more to come across the southern United States, AHF is advancing its mission of providing quality affordable housing and helping residents improve their lives.

Renovation Project: Waters at West Ashley
Atlantic Housing Foundation finished renovating and modernizing The Waters at West Ashley in spring of 2023. This HUD Section 8 property in Greenville, South Carolina, formerly known as Orleans Gardens, was built in 1969 and acquired by Atlantic Housing in 2005. We saw the need for revitalization of this area and were able to partner with the City of Charleston to fund this project through their 4% tax grant program.
Our development team enhanced the property’s exterior with new siding and paint on the buildings and increased security with an access-controlled gate and video surveillance system. They also built a business center and community center for the residents’ convenience, and a playground for the children. Within each unit, residents received new kitchen appliances including garbage disposals and dishwashers, new countertops and cabinets, upgraded bathroom fixtures, new flooring, doors, windows, and interior lighting. A centralized HVAC system for each unit was also installed to replace older, inefficient window units.
The property will continue to house residents who qualify for low-income Section 8 housing. All of the units will be LIHTC-restricted to families earning at or below 60 percent of the area median income (AMI). By investing in this project, AHF is living out its mission to provide quality affordable housing for low to moderate income families and help residents improve their lives.
