(November 5, 2024) Atlantic Housing Foundation’s Heather Ridge Apartment Homes just received a makeover, and both residents and management are thrilled with the result. Maintenance lead Jaimie Renteria says the resident reaction to the renovation has been very positive. “The residents are happier and feel more at home. From a maintenance perspective, it has reduced the amount of work orders, which allows us to focus even more on preventative maintenance.”
Resident Toni Silverberg left a Google review praising the new updates to the Irving, Texas community: “They have renovated the entire complex and it is really, really nice. We also have new office staff who are attentive and respond quickly to concerns.”
Heather Ridge is a garden-style, gated community built in 1984, and offers one- and two-bedroom apartments. Interior renovations include an upgrade to stainless steel appliances, new countertops and wooden cabinets, upgraded vinyl plank flooring, fresh paint, new windows and interior doors. Plumbing upgrades of low-flow toilets, faucets, and tub surrounds will also benefit the residents, and installation of eco-friendly high-efficiency appliances, LED lighting and upgraded window systems will help reduce their utility expenses.
On the exterior of the property, the development team added new siding and signage, stair-landing upgrades, fresh paint, updated the irrigation system, and added two new golf carts. The on-site amenities also received a refresh, including an upgraded community center, maintenance shop update, and leasing office improvements.
Heather Ridge is located in a neighborhood that offers the best of both worlds – a peaceful setting surrounded by tree-lined streets, combined with easy access to an array of amenities and entertainment options. Residents appreciate nearby public transport on the bus line, as well as close proximity to schools, churches, shopping centers, and grocery stores. Heather Ridge rests less than 5 miles from DFW international airport and offers quick access to Highways 183, 161 (George Bush Turnpike), and 360.
In all, AHF has invested over $9.2 million in the renovations of Heather Ridge, positioning the property well to serve the working families in Dallas County. Heather Ridge offers units to families at 50%, 80% and market area median income ranges, aligning with AHF’s mission to provide quality affordable housing for low to moderate income families for many years to come.
Capital for the renovations was provided by Fundamental Advisors. Stifel Financial served as the private placement agent and Public Finance Authority is the issuer of the tax-exempt bonds.
