TITUSVILLE, FL (November 21, 2025) – Atlantic Housing Foundation, Inc. (AHF) is celebrating the closing of new financing for Windover Oaks Apartments in Titusville, Florida. The 238-unit community was built in 1984 and is comprised of a mix of one-, two-, and three-bedroom units. The property has long-served low- and moderate-income households in the region. Greystone, a leading national commercial real estate finance company, has provided a $20,977,600 HUD -insured loan to refinance the property. In addition to refinancing, loan proceeds will support ongoing property maintenance and long-term reinvestment in the community. The transaction was originated by Miryam Reinitz-Kops and Jon Morales of Greystone, on behalf of Atlantic Housing Foundation. This closing represents a major commitment to the Windover Oaks community and advances AHF’s mission to provide quality affordable housing that helps residents improve their lives.

Owned by AHF since 2005, Windover Oaks has been home to families for more than 40 years. The community is ideally located between Interstate 95 and U.S. Route 1—just minutes from the Kennedy Space Center, Exploration Park (home to SpaceX and Blue Origin), and Titusville’s growing business centers.

“This investment by the Foundation will provide an improved quality of life for our residents, upgrade our competitive market position, enhance the functionality of the property, and allow our residents to comfortably enjoy their updated homes while helping to reduce their utility expenses,” said Kent Foster, Developer for the project. “This is yet another example of the Foundation staying true to its mission.”

In partnership with the City of Titusville, a Land Use Restriction Agreement (LURA) was established to ensure the community continues to serve low- to moderate-income families.

“We are proud to help our client preserve critical affordable housing in Florida through HUD financing programs,” said Ms. Miryam Reinitz-Kops of Greystone. “Greystone is deeply committed to delivering mission-driven capital solutions that can provide affordable, long-term housing stability to individuals and families across the country.”

Through this investment, AHF continues its 25-year commitment of investing in the communities it serves—preserving affordable housing while creating quality and welcoming environments for the hardworking families of Brevard County.
